By utilizing BIM to its fullest, Tri City Mechanical, a Comfort Systems USA company, helped Okland Construction shorten the overall project construction schedule by 2 months. Providing additional savings for the Cancer Treatment Centers of America, savings which went back into developing a hyperlinked BIM model to be used by the building operations group. The CSUSA team:

  • Using BIM coordination tools the team beat the schedule by 2 months
  • BIM allows for more Pre-fabrication, which is the key to the shorten schedule
  • Saved the owners over $600,000 due to shorten schedule
  • Managed the coordination and clash detection for all GC sub contractors

By fully utilizing a detailed BIM model for the mechanical systems coordination Tri City Mechanical was able to leverage their pre-fabrication process. This pre-fabrication process builds complex sub assemblies in a controlled production environment. Once completed, the sub assemblies are then shipped to the construction site in modular sections, allowing for a speedy on-site installation process.

 

SCOTTSDALE, AZ - FASHION SQUARE MALL - KITCHELL

The Tri City Mechanical team with nearly 40 workers on the job accomplished some fancy footwork when it came to timing. The mission critical project was to include a temporary cooling system on Thanksgiving day while the mall was closed, a tricky proposition considering work was being done in a functioning mall. The mall had to be up and running the following day - Black Friday. The biggest shopping day of the year.

Tri City started the demolition on the Wednesday night before Thanksgiving day. The project was mapped out hour by hour in 15-minutes segments. The 30-hour temporary chiller tower project was on-line by 4am on Black Friday morning ready for shoppers.

  • CADDuct /CADMech 2010 add-on for HVAC, piping, and plumbing systems
  • Autodesk Navisworks 2010 or for interoperability/clash testing
